1. Introduction

Welcome to FlatSnipe ("we", "our", "us"). These Terms of Service govern your use of our property research service. By using FlatSnipe, you agree to these terms.

2. Our Service

FlatSnipe provides AI-powered property research reports based on your search criteria. We aggregate publicly available information from property listing websites and provide analysis to help you find rental properties.

We do not own, manage, or have any relationship with the properties listed in our reports. We are not a letting agent or property portal.

3. Payments

We offer two products: The Report (£5.99, one-time) and The Watcher (£24.99, 14-day service). All payments are processed securely through Stripe.

Prices are in GBP and include VAT where applicable. We reserve the right to change prices at any time, but changes will not affect orders already placed.

4. Digital Content

Our reports are digital content delivered immediately upon payment. By confirming your purchase, you acknowledge that delivery begins immediately and you waive your 14-day cancellation right under the Consumer Contracts Regulations 2013.

If we are unable to deliver a report with at least 5 matching properties, your payment will be automatically returned.

5. Accuracy of Information

We make reasonable efforts to provide accurate and up-to-date information. However, property listings change frequently and we cannot guarantee that all information in your report will be current at the time you view it.

You should independently verify any information before making decisions about viewing or renting a property.

6. The Watcher Service

The Watcher scans for new properties every 2 hours during business hours (9am-6pm local time) for 14 days from the date of purchase. We will email you when new properties matching your criteria are listed.

If no new properties are found during your subscription period, this is not grounds for a refund — it simply means the market was quiet for your specific criteria.

7. Limitation of Liability

FlatSnipe is provided "as is" without warranties of any kind. We are not liable for any losses arising from your use of our service or reliance on information in our reports.

Our total liability to you shall not exceed the amount you paid for the service.
